In effecting this reservation, you expressly recognize and consent to the ensuing policies, terms, and conditions: The party making the reservation is hereafter referred to as guests/ tenants/ renters/lessee. The entity acting as the host/ property managers/ landlords is hereafter referred to as your host/ property managers/ landlords.
1. Booking and Additional Policies
- The number of guests staying at the property should not exceed the reservation specifications. Unauthorized guests or events may lead to the cancellation of your booking, and you will be required to leave without exceptions. Please note that external security cameras are in place for monitoring purposes.
- Guests are obliged to adhere to a good neighbor policy, refraining from engaging in illegal activities.
- Strict observance of quiet hours from 10 pm to 8 am is required.
- Smoking is strictly prohibited on the premises.
- Prohibited activities include commercial photography, filming, and the erection of tents or structures.
- The renter assumes responsibility for any property damage and agrees to accept charges to the designated card for such occurrences.
- Access to other units, the garage, storage, or basement is strictly prohibited.
- Ensuring property security involves locking front and back doors, closing windows upon departure, and returning the key to the designated lockbox.
- Exclusive use of toilet paper for flushing is mandatory; disposal of other items in the trash can is necessary to prevent sewer system clogging, with the renter bearing responsibility for any repair costs.
- Furniture rearrangement is not allowed, and caution must be exercised with makeup products on linens.
2. Good Neighbor Policy
- Handle the property with care, maintaining its original condition.
- Close and lock doors and windows when absent to prevent theft or damage.
- Conduct yourselves respectfully to prevent disturbances to neighbors, traffic flow, and the community.
- Adhere to all applicable parking restrictions and limitations.
- Maintain cleanliness and tidiness both inside and outside the property.
- Properly dispose of trash and recycling.
- Be mindful of parking habits, avoiding obstruction of neighbors’ driveways or parking spaces.
- Consider neighbors’ needs when using shared spaces like laundry rooms and common areas.
- Respect the privacy of neighbors.
3. No Permanent Residence
- The property is for temporary and transient use only, not as a permanent residence.
- Please refrain from using this property’s address for receiving mail or packages. We cannot be held responsible for any loss or non-delivery of your items.
4. Animals/Pets
- Assistance animals are accepted in accordance with the Nondiscrimination Policy, with advance notice required (within 1 hour after confirmed reservation).
- No pets are allowed without host permission and payment of applicable fees.
- Only dogs are allowed, with notification at the time of making a reservation and payment of a pet fee.
- Tenants are accountable for their pets’ conduct and must ensure they are under control at all times. Leaving pets unattended in the house is not allowed, and failure to comply may result in a request to leave and vacate the property.
- Tenants must clean up after their pets immediately and dispose of waste properly.
- Pets must be up-to-date on vaccinations and license requirements.
- Pets must not be left unattended for extended periods.
- Pets must not cause a nuisance to other tenants or neighbors, including excessive noise, barking, or scratching.
- Dogs are not allowed on the couch or bed.
5. Events; Commercial Photography; Structures; Charcoal Grills
- Parties, events, commercial photography, and structures are prohibited unless written approval is obtained from the landlords.
- Charcoal grills are prohibited, and the lighting of bonfires, fire pits, or any open flames is strictly forbidden.
- The use of fireworks is not permitted.
- Tenants are responsible for any damage caused by their events, commercial photography, or charcoal grills.
- Tenants must comply with all applicable laws and ordinances.
- The landlord reserves the right to amend or revoke this policy at any time.
6. Criminal Activity Prohibited
- The property must not be used for any criminal activity, with strict prohibition that may result in fines, prosecution, or immediate eviction.
- Report any suspected criminal activity to the landlord or police immediately.
- This policy does not intend to discriminate against any tenant on the basis of race, color, religion, sex, national origin, familial status, or disability.
7. Visitors and Guests
- Only guests listed on the pre-arrival form or at the time of reservation are allowed to stay.
- Approval is required for any other visitors after 8 pm; violation constitutes a breach of house rules.
- All guests and visitors are the responsibility of the primary booking guest.
- Tenants are responsible for the conduct of their visitors and guests.
- Visitors and guests must comply with all rules and regulations of the premises.
- Visitors and guests must park in designated areas only.
- The total number of guests cannot exceed the maximum allowed on the property.
8. Compliance
- Failure to comply with house rules will lead to reservation termination and eviction of all guests, with the full cost of the reservation remaining payable.
9. Refund Policy
- Refunds, if applicable, will be processed 14 days after the check-out date.
10. Additional Policies
- The lessee bears the responsibility to supervise children, pets, and valuables, ensuring that they are not left unattended. Leaving valuable items, children, pets unattended on the property or in one’s vehicle is expressly prohibited.The owner and property management company explicitly disclaim any liability for losses or injuries incurred during the term of the lease. The lessee acknowledges and assumes sole responsibility for the supervision and well-being of individuals and possessions throughout the rental period.
- The lessee hereby undertakes the obligation to indemnify and release, to the maximum extent permitted by applicable law, both the property owner and the owner from any and all claims, whether known or unknown, that may arise as a consequence of the lessee’s actions or in connection with the use of or presence on the property.
- Tenants/guests enter into this lease or reservation as an expression of their voluntary agreement to rent the property in its present condition, encompassing its construction, layout, and overall state. A one-hour grace period, commencing after the designated check-in time, is allotted for property inspection and reporting of any malfunctions. Notwithstanding, they hereby release the owners and property managers from any claims regarding the condition, layout, or state of the property
- Any negative feedback or reviews concerning aspects clearly stated in our listing, such as the absence of regular TV cable (requiring login) or the existence of two units on the property, will be considered a violation of our house rules due to inadequate reading of our listing. In such instances, the host platform (Airbnb, VRBO, etc.) reserves the right to remove your review without contesting our position
11. Additional Charges
- You are entitled to one set of towels. An additional set may be requested with a day’s notice, subject to a $20 fee.
- Check-In/Check-Out: Early check-in or late check-out requests are permissible with a 24-hour notice and are subject to a $40 fee.
- Pets: The accommodation of up to two dogs is available at a rate of $35 each for booking less than 1 week, for booking more than 1 week the pet fee will be $100/ each because it needs more deep clean (we accept dogs only).
- Belongings: Prior to departure, guests must thoroughly inspect their belongings to prevent a $50 fee (plus shipping fee) for lost items.
- Late Check-Out: A $100 late check-out fee is applicable for stays beyond 11:00 am, facilitating the cleaning team’s adherence to their schedule.
- Lost Keys: Replacement keys can be obtained for a fee of $50.
- No Smoking: Indoor smoking is strictly prohibited. A $1,000 fee is levied for comprehensive cleaning, including curtains, fabrics, and the use of an ozone machine to eliminate odors.
- Extra Guests: Each additional guest incurs a $50 cleaning fee per person.
- If the temperature drops below 34 degrees (F), please take precautions by allowing water to drip from all faucets and showerheads in both the kitchen and bathroom, opening all cabinet doors, and periodically flushing the toilet to prevent freezing. You are responsible for any issues related to frozen pipes, and alternative accommodations may not be provided. Warmer weather might result in pipe bursts, requiring the replacement of the entire water line, and repair costs are subject to a filed claim. Please handle this situation with caution

The hot tub is designed for a maximum of 6 people. Please do not exceed this limit for safety reasons.

3. No Glass or Food

4. Temperature Guidelines
The hot tub is maintained at a comfortable 95°F when not in use.
Guests can adjust the temperature up to a maximum of 100°F before using it. It may take approximately 2 hours to reach the desired temperature.
Caution: Please use caution when adjusting the temperature above 99°F as it may not be suitable for young children.
Maximum Temperature: For safety reasons, please do not exceed 101°F
5. Supervision of Children

6. No Smoking

*ATV RUles
1) Each guest is permitted to use the golf cart for a maximum of 2 hours per day, with a usage fee of $100 per hour.
2) Only guests who are at least 18 years old and possess a valid driver’s license are permitted to operate the golf cart.
3) The golf cart must be operated within designated areas and pathways on our property. Off-roading or driving on public roads is strictly prohibited.
4) Seat belts must be worn by all passengers while the golf cart is in motion.
5) Prior to usage, guests must schedule their desired time slot and pay the applicable fee.
6) Guests are responsible for any damage caused to the golf cart during their usage and will be held liable for repair or replacement costs.
7) Upon payment and scheduling, a member of our team will meet guests to provide guidance and have them sign a waiver before using the golf cart.
8) Operating the golf cart under the influence of alcohol or drugs is strictly prohibited.
9) Guests must adhere to all local traffic laws and regulations while operating the golf cart.
10) The golf cart should not be used for towing or carrying excessive loads beyond its capacity.

1. Supervise children at all times. Farms can be exciting but also have potential hazards. Keep a close eye on children around animals, equipment, and other potential dangers.
2. Stay on designated paths. Do not wander into restricted areas or animal enclosures.
3. Wear closed-toe shoes. This protects your feet from uneven terrain and potential animal droppings.
4. Do not feed the animals. We have specific diets for our animals to ensure their health. Please refrain from offering them any food or treats you may bring.
Animal Interaction:
1. Observe animals from a safe distance. Do not attempt to pet, touch, or handle any animals unless specifically authorized by the host.
2. Be gentle and respectful towards all animals. Loud noises, sudden movements, or aggressive behavior can startle animals.
3. Wash your hands thoroughly after any contact with animals or animal enclosures.
